Valley Township Update

  1. Acacia Property Services opened a new facility at 1120 Valley Road in the Spring of 2021. They provide a variety of on-site property maintenance and landscaping services, and provide equipment rental as well. 

2. Valley View Business Park on Waverly Boulevard has proposed a 3-lot subdivision on 21.5 acres. This project will create 2 flex use buildings of 35,000 and 42,000 ft2. Lot 8C is proposed for a single-family dwelling accessed by Hoffman Avenue. A zoning map amendment has been submitted by Valley Township for the latter residential use. 

3. Micronic Manufacturing is proposing a 28,600 ft2 manufacturing and office building on a 6.5-acre parcel along Business Route 30 in front of the G.O. Carlson/Chester County Airport. The applicant is current working through various permitting issues related to this site. 

4. Cleveland Cliffs, formerly Arcelor-Mittal Steel (and Lukens Steel Company) has submitted a land development application for a 120,000 ft2 addition to its existing Naval Armor Building at 1104 Valley Road. The NAB building produces Navy-grade alloy steel to be used armor plating for Navy submarines and surface ships. The project will be completed in 2 phases. The expansion will nearly double production capacity. The applicant has submitted an application to FEMA to revise the flood plain, which traverses the property from the Sucker Run. The applicant has submitted information Approval of this land development plan is contingent upon approval of flood plain map revisions. 

5. Chester County / G.O. Carlson Airport is proposing an expansion of facilities to include 20 additional hangars, expansion of their terminal building, and 3 industrial buildings on their site. 

6. Valley Square Center is located immediately adjacent to our Municipal Building along West Lincoln Highway and Airport Road. The project proposes 192 dwellings units, a mix of townhomes and apartments, on 47 acres, 19 acres of open space, and 3 commercial pad sites on 11 acres along the Highway. All permits have been obtained by the applicant, with start of construction expected in the spring of 2022.

7. The Township and Pennsylvania American Water have been working for 3 years to finalize the transfer of the Township public water and sanitary sewer facilities. Settlement is scheduled for Tuesday, November 9th. Valley Township residents and business will benefit from a larger scale, efficiently operated water and wastewater utility that brings expertise to our aging systems. We will use the proceeds of this sale to take on important capital projects, possibly pay off the debt of our new municipal building, and potentially lower the cost of living here in Valley Township by further stabilizing our tax base. 

8. We have had an initial discussion with Superintendent Hanna of the Coatesville Area School District regarding use of a 37-acre parcel immediately east of our Municipal Complex for passive and active recreation space. This parcel was identified as part of our 2015 Open Space, Environmental and Recreation Plan. 

9. I am pleased to announce that our new Municipal Building opened to the public on July 12th, after a lengthy construction delay, then the pandemic. This 17,000 ft2 building has been designed to service the needs of the residents and businesses for many years, and is something that everyone can be proud of.
